JointKit timber frames are the basis of your garden building – offices, workshops, studios, summerhouses and garages and NO concrete foundations are needed. The inventor, Peter Bucklitsch, says JointKit offers ultimate flexibility because our JointKit buildings fit the size you want and the space you have. The buildings can come with electric packs and insulation. Planning permission is not normally required.
If you use one of our buildings for business use there is potential for receiving tax cashback. If the employer requires you to work from home, JointKit buildings are movable chattels rather than fixtures. What’s a chattel? Something that is removable, like a lawn mower, as opposed to a building with concrete foundations which is a fixture. Claiming tax for a fixture might create a Capital Gains Tax bill from HMRC.
We have no foundations because we use an inexpensive, non-invasive specialised ground support set system. Each set will carry a minimum of 25,000kg. With a normal total of 6 support sets the weight of the building can be 150 tonnes. That’s equal to 25 African elephants - if you can squeeze them in.
JointKit joints simplify the building of timber framed structures by reducing time to construct a sturdy timber frame at low cost. JointKit is affordable and environmentally friendly, using sustainable widely available materials. The JointKit modular system can be extended to form T, U and L shaped buildings to fill whatever space you have.
This modularity means JointKit can quickly build living accommodation such as an office or annexe for long-term or temporary use at low cost and high quality. The JointKit timber framed buildings allow the inclusion of standard double glazed windows and doors. It also allows effective insulation together with the environmentally friendliness and warmth of timber and the flexibility of an upgrade path that is the hallmark of a modular system.
JointKit is a family run business based in East Sussex and is an innovative project deriving from an earthquake resistant building system. Patents were applied for in 2018 and 2019 and granted in 2020. JointKit was launched at the Grand Designs ExCel Exhibition in May 2019 generating considerable interest in this new timber frame building concept fabricated in the UK. Since the launch, JointKit was a finalist in the Timber Research and Development Association (TRADA) TTJ Awards 2019 – Timber Innovation category. It was also selected for the Innovation Zone by BuildIt 2019

I am delighted with my new garden workshop built by JointKit. I wanted to replace two old sheds with one, but there were other issues such as getting a second car onto the driveway and being able to open the gates far enough.
Due to the careful planning of JointKit’s designer and the flexibility of the joints, in fact, I had a number of options of shapes and sizes. The one I chose allowed me to at last put two cars on my drive instead of the previous one.
The workshop looks and is very solid, and I like the fact that if I moved house I could take it with me. I would be devastated to leave it behind.
I am very comfortable recommending JointKit to anyone but particularly if you have a difficult space.
We discovered Joint Kit through their stand at the National Self Build and Renovation Centre in Swindon. It immediately struck us that this was the system to use for our garden room as we had never constructed anything like this before. Peter was able to assist in finalising the design, drawings and calculations. He then provided some initial tuition, along with an intervention at a critical point, which gave us the confidence to build our garden room without recourse to a professional joiner
